Building Firsts in Yonkers 
Construction is underway in Yonkers as New York State, Westchester County, and the City of Yonkers collaborate on developing the La Mora Senior Apartments. This vital project aims to provide affordable housing for seniors in the community. 

The La Mora project is an eco-friendly building that will align with federal Environmental Protection Agency guidelines for sustainable materials, indoor air quality, and water usage. It will also adhere to the building performance standards set by the U.S. Department of Energy, NYSERDA, and Enterprise Green Communities, as well as meet the stringent criteria of the Passive House Institute U.S. (PHIUS). 

Overseeing the construction is a joint effort between the Municipal Housing Authority for the City of Yonkers (MHACY) and the Mulford Corporation, a nonprofit charitable development corporation established by MHACY. This project will yield 60 residential units, consisting of 57 one-bedroom units and three two-bedroom units.

Modular Prefabrication 
Its innovative use of prefabricated and stacked modular units sets La Mora apartments apart. These units will feature eco-friendly elements such as low-flow plumbing fixtures, Energy Star-rated appliances, individual high-efficiency electric heating and cooling systems, and energy-efficient LED lighting. The building will boast a high-efficiency envelope, dual-pane insulated windows, and a centralized hot water heating and distribution system. Additionally, an emergency generator is being installed to ensure the uninterrupted functionality of critical building systems during power outages.

Ultimately, La Mora Senior Apartments represents not only an affordable housing solution for seniors but also a beacon of sustainability in construction. It is poised to become a model of energy-efficient design, aligning with New York State’s commitment to environmentally responsible development.
